These terms apply to your use of the Monarch Development LLC ("Monarch Development") website and to estimates and work you request from us. By using this site or contacting us, you agree to these terms.

Estimates and pricing

• Estimates are free and are not a contract or an obligation to buy.
• We price work line by line. Prices are based on the scope and site conditions known at the time of the estimate.
• If the scope changes, or hidden conditions are found once work begins, every change is priced in writing and approved by you before we do the extra work.
• Written estimates are valid for the period stated on the estimate. Material prices can change.

Scheduling and the work

We schedule work in good faith. Weather, permits, inspections, and material availability can affect timelines. We will keep you informed and work to agreed milestones. Any formal agreement for a specific project, including scope, price, and payment terms, will be set out in a written proposal or contract for that job, which controls if anything here conflicts with it.

Text messages

If you check the text consent box on our estimate form, you agree to receive texts from Monarch Development LLC about your request, estimates and scheduling, and occasional offers, including by automated technology, at the number you gave. Consent is not a condition of purchase. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help, or call (214) 404-2840. Carriers are not liable for delayed or undelivered messages. Our Privacy Policy explains how we handle your number.

Licensed trades

Electrical and plumbing scope is performed by independently licensed Texas contractors who pull their own permits.

Permits and codes

We coordinate the structural engineer and the permit when the city requires one. Work is built to pass the city's inspection where one is required.

Your responsibilities

• Give us accurate information about the property and the work you want.
• Provide reasonable access to the work area.
• Tell us about known conditions such as utilities, drainage, or prior repairs that could affect the work.

Website content

The text, logos and our own job photos on this site belong to Monarch Development and may not be copied or reused without our permission.

Reasonable use of the site

Please use this site lawfully. Do not attempt to disrupt it, submit false requests, or use it to send spam.

Limitation of liability

The website is provided as is. To the extent allowed by law, Monarch Development is not liable for indirect or incidental damages arising from your use of the website. This does not limit any rights you have under a signed project contract or under Texas law.

Governing law

These terms are governed by the laws of the State of Texas.

We may update these terms from time to time. When we do, we will change the date at the top of this page.
